Additionally, buyers feel more comfortable purchasing a well-cared for home because if what they can see is maintained, what they can't see has probably also been maintained. In readying your house for sale, consider:
  • how much should you spend
  • exterior and curb appeal
  • preparing the interior
How much should you spend
In preparing your home for the market, spend as little money as possible. Buyers will be impressed by a brand new roof, but they aren't likely to give you enough extra money to pay for it. There is a big difference between making minor and inexpensive "polishes" and "touch-ups" to your house, such as putting new knobs on cabinets and a fresh coat of neutral paint in the living room, and doing extensive and costly renovations, like installing a new kitchen. Your REALTOR®, who is familiar with buyers' expectations in your neighborhood, can advise you specifically on what improvements need to be made. Don't hesitate to ask for advice.
Maximizing exterior and curb appeal
Before putting your house on the market, take as much time as necessary (and as little money as possible) to maximize its exterior and interior appeal. Tips to enhance your home’s exterior and curb appeal:
  • Keep the lawn edged, cut and watered regularly.
  • Trim hedges, weed lawns and flowerbeds, and prune trees regularly.

  • Hiring a professional cleaning service, once every few weeks while the house is on the market. This may be a good investment for owners who are busy elsewhere.
  • Removing the less frequently used, even daily used items from kitchen counters, closets, and attics, making these areas much more inviting. Since you're anticipating a move anyhow, holding a garage sale at this point is a great idea.
  • If necessary, repainting dingy, soiled or strongly colored walls with a neutral shade of paint, such as off-white or beige. The same neutral scheme can be applied to carpets and linoleum.
  • Checking for cracks, leaks and signs of dampness in the attic and basement.
  • Repairing cracks, holes or damage to plaster, wallboard, wallpaper, paint, and tiles.
  • Replacing broken or cracked windowpanes, moldings, and other woodwork. Inspecting and repairing the plumbing, heating , cooling, and alarm systems.
  • Repairing dripping faucets and showerheads. Buying showy new towels for the bathroom, to be brought out only when prospective buyers are on the way.
  • Sprucing up a kitchen in need of more major remodeling by investing in new cabinet knobs, new curtains, or a coat of neutral paint

Fence Me In: Ideas for Defining Your Outdoor Space



Good fences make good neighbours – and the right fence can really make your yard. These steps can help you find a style that works for your space.

Step 1: Determine your needs
First, figure out the purpose of your fence. Do you want it to provide privacy? Beautify your yard? Keep kids or pets in? Comply with pool safety standards? Define your property lines? Add to the value of your home? Determining your needs can help you choose the right fence for you.

Step 2: Choose your style
- Private. A solid-board fence blocks an unattractive view completely, but it also cuts out light and breezes and can make you feel boxed in.
- Semi-private. This style, which can have subtle spacing, louvers or lattice to let in light, is friendly, comfortable, and makes your yard feel bigger.
- Open. Great if you want to enclose your property but don’t want to block it off visually.

Step 3: Select your material
Your options are limited only by your imagination and, of course, your budget.

Chain-link. Definitely the most cost-effective choice, but not necessarily the most aesthetically pleasing. It’s good for defining boundaries, keeping kids and pets in, and maintaining a sense of openness. If you’ve got a big yard and a small budget, this is the way to go.

Wood. Styles range from split rail and picket fences to board-on-board styles that look great on both sides and offer privacy, yet let in air and light. The downside to wood? It needs regular maintenance to look good over time.

PVC/vinyl. Vinyl fencing looks just like painted wood, but you’ll never need to paint it – all you have to do is clean it once a year.

Iron, aluminum or steel. Use it if you want an open, formal look. Aluminum, which looks like wrought iron but is less expensive, is the most budget-friendly choice. If cost isn’t an issue, custom ironwork is an excellent way to incorporate a fence or gate that’s completely unique.

Natural “fencing.” Hedges and shrubs reduce noise and dust better than a fence, are less expensive, and look lush and beautiful. You’ll just have to be patient while your “fence” grows in.
A great-looking fence adds tremendous value to your home – whether it’s resale value or your own enjoyment of it over the years. Think carefully about your needs and your personal style, then go ahead and build a fence you’ll love.

Be nice to your neighbours. Talk to them before you do anything. Choose a design that looks good from both sides, and make sure you know exactly where your property lines are.

Think outside the box. You may not need to surround your whole yard to get the privacy you want. Consider using a fence to screen in a sitting area or create an outdoor room.

Bored with your Headboard? Awaken Your Imagination



The bed is the centerpiece of almost every bedroom.  It takes up the most room, it’s where your eye is naturally drawn to, and it’s the place where you spend a third of your day.  Yet despite all the attention on beds, headboards are often humdrum, predictable pieces of furniture.  So why not add some style and personality to your headboard?  All you need is a little imagination.  Here are a few ideas to get you thinking:

Some Eco Friendly Spring Cleaning Tips: Make your home Sparkle!!

Let Spring Cleaning Come Naturally

Did you know that your home can sparkle this spring without using any chemicals?  Choose from a wide array of eco friendly cleaners on the market or simply make your own with household ingredients such as vinegar, baking soda, and lemon juice.  Here are a few tips to help you become a natural when it comes to spring cleaning: 

The Bathroom 
Want to bring out a natural shine to your sinks, toilets, and tubs?  Create a gentle scouring paste by mixing 4 tbsp baking soda with 1 tbsp water. Generously sprinkle either table salt or baking soda into the sink or tub and use the cut end of half a fresh lemon as a scrubby-pad. Rinse with hot water and your ceramics will be gleaming! Undiluted lemon juice can also be used to dissolve soap scum and hard water deposits. 

The Kitchen 
Vinegar, a natural antibacterial, has a high acid content which makes it an effective alternative to caustic cleaners for the kitchen.  Mix together 1 part water to 1 part vinegar in a new spray bottle and you have a natural solution that will clean stovetops, appliances, countertops (except marble), and floors.  For troublesome stains, add a touch of baking soda to the mix.
To help remove finger marks from stainless steel appliances use a microfibre cloth or try a dab of baby oil on a clean cloth.  For microwaves, put a few slices of fresh lemon in an uncovered bowl of water and cook on high for about three minutes.  Grease and dirt should wipe away easily. 

Windows 
Let the sunshine in by washing away winter’s grime.  Fill a bucket with 25 per cent vinegar and 75 per cent warm water.  Put on rubber gloves and soak an old cotton towel in the solution.  Rub on windows, and then scrunch up some old newspaper to buff up a shine.  If there are any streaks, simply finish off with a dry cloth.

Fabrics and Carpets

Have a stubborn fabric stain?  Dab white vinegar onto the stain followed by a mild soap solution such as all natural dishwashing liquid and water.  Rinse with a clean damp cloth and blot with a dry towel.  Salt can also be used to soak up fresh carpet stains such as red wine, coffee or ink. Simply pour salt on the wet stain, let dry, and then vacuum. Natural ingredients can not only get rid of stains, they’ll help eliminate odours from fabrics too!

Tina August: Prepping before Painting is Paramount




An essential part of a painting project happens before you ever lay a brush or roller on the wall. The key is preparation.  Put in a little time and effort beforehand, and you’ll be rewarded with a professional looking finish afterwards.  Here are a few steps to ensure proper painting prep:

Patch & RepairFill small holes and hairline cracks with patching compound and sand when dry.  For larger holes, apply the compound in layers, making sure each layer is dry before applying the next.  For badly damaged plaster walls, apply a thin coat of plaster on top of the existing one by skimming, to achieve a nice, smooth finish.  Skimming is a bit of an art form, so don’t hesitate to get help from a professional plasterer.

A Clean “Canvas” is CriticalJust as you wouldn’t paint a picture on a dirty canvas, you don’t want to paint a room with dirty walls.  Remove dirt and marks by washing with mild detergent and water; grease marks with Trisodium phosphate (TSP); and floor wax build-up on baseboards with wax remover.  Mildew in damp areas such as bathrooms should be addressed and removed entirely.  Many find a solution of one part household bleach to three parts water works well.  Vacuum textured walls and ceilings to get rid of dust and cobwebs.

Prime the WallsPaint primers help to ensure a professional-looking paint job. It increases the bond between the paint and the surface and it is particularly helpful to cover surfaces painted with semi-gloss or high gloss paints or bare surfaces such as wood, plaster or drywall. If you are painting with a deep colour, ask your local paint store to tint your primer with your paint colour. This technique will enable you to cover your walls quicker and with less paint.

Don’t Forget about the Outside!Our outside walls don’t usually undergo the same scrutiny as our inside walls do, but spring is a great time to think outside the house!  Start by removing loose, peeling paint or dirt with a wire brush or power washer and repair and sand as needed.  Good quality surface preparation provides maximum durability, a must for outside paintwork. 
A fresh coat of paint can really improve the curb appeal of your home, and proper preparation will ensure the best return on your investment.

A Guide to Roofing Improvement. Repair? Replace? ROI? 

Your roof has a tough life.  Just when it’s survived another long, cold Canadian winter, it faces the heat and humidity of the summer months ahead.  That’s why spring is the perfect time to assess the state of your roof, and to decide whether you need to take steps to improve its condition.  Here is a general guideline of where to begin:

Look for Proof of a Faulty Roof
No matter how old or new your roof is, it’s always a good idea to conduct quarterly inspections of its condition.  Start with the interior walls of your home that touch the roof and look for things like flaking paint, ceiling stains, and peeling wallpaper. All of these may be an indication that your roof has a leak.
On your roof itself, symptoms of deterioration can include missing shingles, visible fiberglass threads, raised shingles with nails protruding, or any areas that look darker or a different shade.  Check the roof deck in your attic as well, noting any water stains, rotting, and pinholes of light. If you are uncertain, you can always hire a roofing professional to do an assessment for you.

Two Options: Repair or Replace
If you’ve discovered signs that your roof may be damaged or leaking, first determine if it’s repairable.  A roofing professional may be best able to determine this. If it’s less than ten years old and only has a few minor issues, the remedy may simply require a little patchwork. 
Sometimes a simple repair won’t suffice, and you need to consider replacing your roof altogether.  A professional roofer can determine the state and age of your roof to help you decide if you want to replace it.  As a general rule, if your roof is older than 15 years or showing significant signs of decay they’ll likely recommend that you replace it.  A moderately sized, professionally-installed roofing job will usually take about three to five days to complete. Select a roofing system design and colour that is in keeping with the neighbourhood standard and the colour scheme of your home.

Reap the ROI
If it’s time to replace your roof, you should consider what the return on investment will be.
The most common type of roofing system is the asphalt shingle, where you’ll pay on average between $2.50- $3.50 per square foot*.  If and when you sell your home down the road, you can expect to recoup an estimated 25-75% of your roofing investment*.
Replacing your roof can also add a lot of curb appeal to your home.  A new roof gives your home a mini-makeover, making it look more modern and up-to-date – not to mention safer and more energy efficient.  To make the most of your investment, be sure to maintain and inspect it on a regular basis.

Tina August: Baseball Tournament, Lowe Farm, MB

This past Saturday, June 2nd, 2012 my nine year old son had a baseball tournament in Lowe Farm, MB.  For those of you that were out and about on Saturday, you know just how hot it was. A +30 day at the beginning of June! How lucky have we been this Spring?! It was a beautiful day, full of sun, laughter and bats swinging.  

In between games, we took a chance to explore Lowe Farm and the special events. 

There was the cutest Choo Choo Train ride there, that all the kids enjoyed. Toddlers and up.  If you are in the Pembina Valley area and are looking for an entertainment idea for your event give them a call.  1-204-362-7770 or 1-204-325-8456.  The kids had to line up, and when it was their turn were escorted by the ticket boy or ticket girl to their seat where they were given a sticker.  The rides were not short, and it was a delight to see all the children riding along with huge smiles on their faces. 

The canteen was great and full of yummy treats.  One of the things that I noticed and really liked was there was a lot of younger faces behind the counter being active in their community and helping out.
