Food for Shelter-Radisson Elementary School Rocks!

2015 FFS Update
 
 
As some of you have read in a previous blog, April is our Food for Shelter Fundraiser month.  Our goal is to raise 4030 non-perishable food items for the Willow Place Inc., & the Welcome Home Program here in Winnipeg.  As of mid month we are about half way to our goal of raising 4030 non-perishable food items!
 
Today I would like to dedicate a blog entry to the amazing, awesome, wonderful children and staff at Radisson Elementary School. 
 
My daughter is in Grade 3 and her and her peers are participating in our fundraiser this year, thanks to the support of their principle and teacher. 
 
I wanted to share with you some of the work that they have put together to advertise their efforts in meeting their School goal for our Fundraiser, which is 250 items by the end of April.
 
 
 

 
 
 
 
This is also the speech that they wrote to present to the other classrooms.  Every day a couple of the children in the Grade Three class go to each classroom and collect the daily donations.  My daughter told me that they are half way to their goal already! 
 
Food for Shelter Fundraiser
Do you care about people in need? We do. We have a question for you. Whose job do you think it is to help take care of people in need? We believe it’s everyone’s responsibility to take care of others, and we can make a difference just by bringing in simple household items. We want to change the world one person at a time and we need your help. We are starting a fundraiser for women and children in need of our help. Some people don’t have food, clothing, or a place to live. We are asking you to bring in non-perishable food items for the month of April. We will come by your classroom each morning and collect your donations. For your donations you will be entered into a draw to win 1 of 3 great prizes. We have a flyer for you to take home listing some donation ideas. Our goal is for Radisson School to collect 250 items. Can you help us reach our goal?

Food For Shelter-Royal LePage Top Producers April Fundraiser

...supporting the Willow Place Inc. & the Welcome Home program


It was in March of 2014 when myself, my Broker and some colleagues were sitting at our Royal LePage Gala and started talking about fundraisers. The question came up, 'Why don't we do something to give back to our community?!'  and then BAM, Food for Shelter was created later that month and we launched our first annual Food Fundraiser in April.  Our committee consisted of a handful of Realtors, our Broker and some staff members. Because we are so proud of the Royal LePage Shelter Foundation, we decided to direct our fundraiser towards local Women's Shelters in our community that help women and children that are victims of and fleeing from domestic violence.  I would like to take a moment to let everyone know that it was a big eye opener for me that this happens to families of all cultures, types, ages  and too often!  It surprised me after hearing some stories shared by women that I know how they had been in a situation where they had to start all over at some point in their lives because of this and how many people in their lives didn't even know what was happening behind closed doors. 

Our first year's goal was to raise 2014 non-perishable food items for the Osbourne House and the Agape House.  It was amazing to hear, feel, and experience the response we all received from colleagues, family, friends and clients and we not only reached this goal, but surpassed it by accumulating more then 3000+ items. 

On delivery day myself, two colleagues and our Broker packed everything up, and I will be honest, I was shocked to see how empty the Shelter's supply shelves were. When we left, that whole room was stocked full of all sorts of food, baby items and women's toiletries.  Later that month we received a letter from the director thanking us for our support and donations and said that because of our efforts they would be able to help many women and children for many months.  WOW!  What an awesome feeling!!!  Everyone who donated was a part of that and made a HUGE difference for these Shelters and the families that seeked their help and protection during a very dark time in their lives.

This year we have launched our second annual Food for Shelter Fundraiser and upped our goal to 4030 items by the end of April.  If I thought we had amazing support last year with our efforts, I am completely blown away by the response we have received this year!!  Our committee has grown with other REALTORS that want to make a difference in our community and we have also offered 7 corporate sponsor spots. *I would like to personally thank #MikeGupton and #KMG Gold for their sponsorship, as well as the Grade three students and #RadissonElementarySchool!!  People of all ages and all professions are stepping up and participating, which is just awesome!

So, how can you help and know that you have made a difference?  The next time you are out shopping, buy a couple more items then you normally would and donate them.  If you would rather, we do accept cash donations as well, which in turn are used to purchase some of the higher demand items needed.  We have TONS of drop off locations throughout the City and even surrounding communities OR, give me a call today and I can come pick up your donation.

The Major Elements of an Offer



For many of you, writing an offer to purchase is going to be both exciting and maybe a little nerve racking.  Moving forward with this step can be just exciting if you know what to expect.  When I work with a Buyer, I will give them a voided and blank offer to purchase for them to review and familiarise themselves with.  That way, if they have any questions, we have plenty of time to address them beforehand.  Here is a very quick review on some of the major elements of an offer:

Price:

Depending on the market and the local market conditions, the price offered may be different from the asking price.
A home is only worth as much as you are willing to pay for it.  Simple as that.  It is important that you make an educated decision on your offer price.  I review recent comparable listings and sales in the immediate area with all of my Buyers who have made a decision to write an offer on a home.  This way you can see what those comparable homes have listed for vs. sold for, average days on market etc.  This always helps moving forward with more confidence that you are not over-paying for the home you are offering on.

Deposit:

The deposit shows the Buyer's good faith and will be applied against your mortgage down payment or the purchase price of the home when the sale closes.  I can advise you on the suitability of the amount of the deposit being offered, but ultimately, this amount is your decision. Your deposit cheque is made out to and deposited into the listing Broker's Trust account within 24 hours of acceptance of your offer.  If you do your best to fulfill your offer conditions, but for whatever reason you can not, your deposit cheque will be returned to you. 

Terms:

Includes the total price the Buyer is offering as well as the financing details.  (It is most common that the Buyer usually will need to arrange a new mortgage on the property.)

Conditions:

The most used conditions in today's market are, "subject to the final sale of the Buyer's property, by a certain date", and/or "subject to Buyer obtaining financing, by a certain date.'  Other common conditions can be, 'subject to the Seller providing a Seller's Property Disclosure Statement', or 'subject to a satisfactory house inspection, by a certain date'.   It is important to know that you can ask for any kind of condition you want in this area.

Inclusions & Exclusions:

Common inclusions you will see on homes for sale are, appliances, window coverings, garage door openers/remote(s) etc.  Essentially you can ask to include anything you want in this section, such as mirrors or even furniture.  Usually the Seller has already disclosed what they would be willing to include in the sale/price of their home on their listing and this is where we would insert these items.  However, if there are other items you are interested in that were not disclosed by the Seller, this is where you would include them.

Common exclusions could be any of the above as well, and again the Seller has usually disclosed what they would like to exclude in their listing.

Possession Date:

This is a mutually agreed upon date by both parties and can vary from a couple of weeks from the offer date to a couple of months+ later.

Angel of the Cemetary

During my weekend showings, I had some clients that wanted to view a rural property about thirty minutes from the City.  As I was driving I noticed a small, old white & black Church with beautiful stained glass windows.  These are common close to small villages and towns.  What captured my eye the most was the small Cemetery in the back yard.  It had a huge tree in the center, almost as if it was watching over the graves, and a big white cross with maybe 50-60 tombstones surrounding it.  I've always been intrigued by the history a Cemetery holds, each tombstone introducing you briefly to the person it belongs too but not telling you their secrets.  As I was thinking to myself about stopping there on the way home I suddenly got goosebumps all over my arms, shook it off and continued on my way.

Heading back to the City I drove slowly past the Cemetery, contemplating if I should stop or not.  As I drove by, I decided that I just was just going to go home. It had been a long day.  But, I got goosebumps again.  So, I U-turned and pulled up in front of the Church.  As I was walking around the Church, admiring the windows and taking some pictures I looked over at the Cemetery.  It was small, and pleasant and there was potential for some awesome pictures.  I took a few from afar and decided that I didn't really feel like trudging through the snow, so turned back to the car.  It was weird, because I looked back twice to see if someone was out there, as I felt like someone was looking at me.  You know that feeling....

Later on, I was playing around on my phone and remembered the photo's I took.  I started editing some of the photo's and then BAM!  This is what I saw.....

 
I didn't notice it when I took the picture and didn't notice it until I started playing with the picture in Instagram, but either that tree has some bark issues or....? Lol

Thank you to Landmark, MB

So, fellow bloggers...how do you do it?!  I sit down and try to write a blog and I have a hard time figuring out what it is that I want to write about.  My mind seems to have a case of A.D.D.  It multi-tasks and thinks about ten things at once.  However, one of my New Years Resolutions is to Blog more and with it now being March I think I need to start tackling that goal!

So here it goes...

Today I want to talk about Landmark, MB.  If you are familiar with my Blog, you will know that I do a lot of business in the area and that I am a huge fan of this lovely bedroom community that is just a short twenty minute drive from Winnipeg. 

When I started my career in Real Estate I knew that I had found the career I was meant to do.  I wish I would have started earlier in my life and I also know, without a doubt, I will continue to be in Real Estate for as long as I can work.  I can't think of anything I would rather do. 

With that being said, this is my story on how I was introduced to Landmark. Three years ago I met some wonderful people from Landmark at an open house and we got to talking.  It turned out that the husband was my step-daughter's bus driver.  She visited her Mother every second weekend and he was usually the driver that would take her there and bring her back home.  Classic case of 'it's a small world'.  They chose me to represent them in the sale of their beautiful home, which sold in 7 days for $16,000 above asking! Since then, I have met so many wonderful, amazing people in the community and have been given the opportunity to represent many more families in the area with whatever their Real Estate needs are. 

I truly believe that it is important to show people that they are appreciated and while I can do that individually with my clients, I want Landmark in general to know how much I appreciate it and it's support to my Real Estate Business. 

I recently have been in contact with the RM of Tache Fire Chief and want to send out a big 'WOW-your amazing!!' to the volunteer firefighters that dedicate their time to ensuring that Landmark and surrounding communities are safe! 

So, as a thank you to Landmark for all of your referrals and support, whenever you Buy or Sell your property through me I will make a donation to the local Fire Station and together we can help contribute to the purchase of a life saving piece of equipment that the fire hall needs.

The Magic a Picture Can Capture!

Like people, each home has it's own history.  It's own story to tell.  Since I was a young girl, this has fascinated me.  Born and raised in Brandon, Manitoba where there are several historical homes in our community I remember driving by and dreaming about who used to live in those homes, what they did for a living and what the house looked like on the inside. My young mind making a different story about each home, every single time.  If I think about it, this is when my love for Real Estate came to be.  I think I always knew I would have to do something in Real Estate when I grew up.

One of my favourite things to do is tour through an older home.  It doesn't get any better then if it is a home with original wall paper, hardwood floors and still has the little details like interior doors with skeleton key door knobs and original letter slots for the mail. 

Late last year, I had the pleasure to show a home to my clients that share the same kind of appreciation for these kind of homes as I do.  This home in particular is in one of my favourite Winnipeg neighbourhoods, Wolsley, where you can find character homes for blocks and blocks!  They quickly fell in-love, as I did myself, and it was a quick decision on their part that this home was what they were looking for.  Their plans are to renovate and restore, keeping as much of the originality of it as possible.  I cannot wait to see what they do with it! 

As a thank you to them for allowing me to help them with their home purchase, I asked the wonderful and talented photographer Janina, from Janina Nicole Photography, to do a before and after shoot of the property.  Below are some of my favourite photo's she captured of the home in the 'before' stage.  I'm looking forward to sharing the 'after' shots with you as well in the near future.
